Am I required to make my property available to Section 8?
The short answer is Yes. Per SB 329, it is illegal to reject a prospective tenant solely based on the applicant's use of a Section 8 federal housing voucher. The State of California now classifies the Section 8 voucher as a "source of income" under the California Fair Employment and Housing Act, which prohibits housing discrimination based on source of income. -
Are you licensed?
Yes, Provest Realty & Property Management and its Broker are in good standing and are fully Licensed with the Department of Real Estate. And we always maintain both General Liability Insurance, as well as E&O Insurance (Errors & Omissions), at all times. -
Can you take over management for a rental that is already tenant occupied?
Yes! We would just need to be provided with a copy of the current lease agreement, the tenant’s contact information, and any additional supporting documentation that you may have. -
Can you put the money directly into my account?
Yes we can! We use industry leading technology that allows our property owners to enjoy next day deposit directly into their checking or savings account within 48 hours of tenants payment clearing our account. -
Do you do property inspections?
Yes, A safety inspection is performed annually and you will be provided with a report immediately afterwards which includes photos and additional information. Other inspections we perform are Rent Ready inspections, Move-In inspections, Move-Out inspections, and Pre-Move Out inspections. -
Do you sell real estate too?
Absolutely! We're a full-service Real Estate agency with contacts and 27 years experience to help you sell your property when the time is right. -
How and when do I get my checks?
Within 48 hours of the tenants payment clearing our account your disbursement will be sent to you. The most popular method to receive payments amongst our property owners is via Direct Deposit(ACH). With Direct Deposit the funds will be deposited into your bank account the very next business day - Alternatively - A check can be issued and received by mail. -
How is rent collection handled?
All of our tenants will have an online tenant portal where they can quickly and easily pay their rent online. Tenants can make payments via eCheck, Debit Card, or Credit Card. Additionally, tenants can make an electronic cash payment by visiting participating locations such as Walmart, CVS, Walgreens, or 7-Eleven to pay their rent with cash and have the funds sent to us electronically. Tenants also may visit either of our office locations to pay by personal check, money order, or cashiers check. -
How long of a lease do you sign?
The lease term is twelve months. -
How much security deposit do you charge the tenant?
The minimum deposit is equal to one month’s rent. When applicable, it may increase to as much as 2 months’ rent subject to Civ. Code, § 1950.5. -
Who holds the tenant security deposit?
Security deposits may be held by the property owner or in the Broker’s Trust Account. Your choice! -
How soon can you start managing my property?
We can take over management of your property at any time. We have the experience to handle everything from occupied properties that require an eviction to vacant homes that are move-in ready and everything in between. -
Do you charge an upfront fee to get started?
No. We do not charge you a start up fee or upfront fee. -
Will a specific property manager be assigned to oversee my property?
At Provest Realty Inc., management related tasks are delegated amongst our various department team members which allows us to efficiently handle all of our duties and provide you with a high level of service. If you contact us with specific questions we will get you in touch with the department team leader we have overseeing the task so you can get the best possible answers to your questions. -
What type of properties do you manage?
We manage Single Family Homes, Apartments, and most Commercial properties. -
Can I do my own repairs?
At Provest Realty Inc., it is our goal to assist with the repairs and maintenance of your property as much or as little as you would like us to. In order to best facilitate this, we offer 2 different options as follows:
Option 1. - Use Provest Realty Inc. approved, trusted and local vendors that we have developed a relationship with over the last decade. We have worked hard to find the desert area’s best vendors that do quality work at fair prices. And most importantly, the vendors we work with are reliable and honest. If they weren’t, we would replace them immediately.
Option 2. - We can set you up as a Vendor / Contractor in our management program and have all jobs sent to you so you can always control the process and repairs on your property. This means that you or your preferred Vendor / Contractor will need to perform the repair. If you determine that you need our assistance, then you can email us back to ask us to participate.
Home Warranty clients will also need to choose Option 1 or Option 2 for jobs not covered by the Home Warranty company or if the Home Warranty has expired.
